Construction Management in Djerba: How Does It Work?
A single contact to coordinate your project: steps, site follow-up, renovation of a houch or a villa.

Building a villa in Djerba is a wonderful project, but also an adventure that can become complicated: finding the land, having plans drawn up, comparing quotes, choosing contractors, supervising the site, keeping to the budget. When you live elsewhere, or when you lack time, it is not simple. This is precisely the role of construction management.
The principle: an agency that manages, contractors that build
An important clarification, so that everything is clear: My Villa Rise does not build. The agency manages and coordinates your building project; building contractors carry out the works. Your contract is a construction management contract: the agency represents you, organises, checks and reports back to you.
The benefit is having a single contact for everything: the land, the plans, the budget, the schedule, the contractors, the handover of the works. You no longer need to coordinate ten different parties.
Why use construction management?
Without coordination, a site can quickly go astray: quotes impossible to compare, delays between trades, decisions made in a hurry, a budget that slips. With construction management, you benefit from:
- a clear view of the project, budget and schedule from the start;
- control over what the contractors carry out;
- a considerable saving of time, especially if you live abroad;
- local knowledge of contractors, materials and the island's practices.
The steps of a project
1. The land
No land yet? We help you find one suited to your project, and to ask the right questions before buying (zone, access, utilities, building rules). Read our guide to buying land in Djerba. Already an owner? We start from your plot.
2. Study and plans
Together we define your needs: number of bedrooms, style, pool, garden, budget. The plans are drawn up with the competent professionals (architect or design office) and the necessary permits are prepared with them.
3. Quotes and budget
We consult several contractors, compare the quotes item by item and present a clear proposal. You decide: nothing is committed without your agreement.
4. The schedule
A realistic timetable is drawn up: start, main phases, deliveries of materials, end of works. It is followed throughout the works.
5. The structure
Foundations, frame, walls, slabs and roof: this is the heaviest phase. Sensitive points are checked regularly.
6. The finishes
Electricity, plumbing, joinery, tiling, painting, kitchen, bathrooms: this is where the perceived quality of the house is decided.
7. The pool and outdoor areas
Pool, terraces, garden, fences and lighting: they are built into the schedule so that the villa is ready to live in.
8. Handover
Before the keys are handed over, we inspect everything with you and note any snags to put right.
Following the site
Follow-up is what reassures the owner, especially from a distance:
- regular site visits;
- photos of progress;
- a regular update with you, by phone or message;
- monitoring of the budget and payments to contractors;
- quick reporting of difficulties or decisions to be made.
You keep the decision, the agency keeps control of how things run.
What about a renovation?
The same method applies to renovating a villa or a houch: kitchen, bathrooms, roof, pool, outdoor landscaping. Describe your works to us: we offer you a study and a detailed quote. See our renovation and fit-out management page.

Our advice for a successful project
- Define your overall budget before starting, with a margin for the unexpected;
- Do not start without written plans and quotes;
- Avoid changing the project along the way: changes cost time and money;
- Ask for regular reports with photos;
- Have the legal aspects checked (ownership of the land, permits) by a notary or lawyer.
Frequently asked questions
Does the agency build the villas?
No. The agency manages and coordinates the project; construction is carried out by specialist contractors. This is what we call a construction management contract.
Can I follow my site from abroad?
Yes, this is one of the benefits of the service: visits, photos and regular reports let you follow progress remotely.
Do I need to own land already?
No. We can help you choose suitable land, or start from the plot you already own.
How are contractors chosen?
We consult several contractors, compare the quotes and present a proposal; you keep the final decision.
Can you manage a simple renovation?
Yes: renovation of a villa or houch, fit-out, pool. Describe your works to receive a study and a quote.
