Owner abroad: having your Djerba villa managed

Do you live in France, Belgium, Germany, Switzerland, the UK or elsewhere, while your villa in Djerba stands empty for much of the year? Many owners on the island are in this situation. The problem is well known: an unoccupied house under the sun and sea air deteriorates quickly, and if you want to let it, you need someone on the spot to welcome guests, maintain the property and respond to problems.

In this article we explain what managing a villa from abroad really involves, what our Midoun agency can take care of, and the questions to ask before handing your keys to anyone.

Why does an empty villa need regular attention?

Djerba has a Mediterranean climate with a Saharan influence: lots of sunshine, hot summers and mild winters. Pleasant for living, but demanding for a house left on its own. Sand gets in everywhere, salty air damages joinery and outdoor equipment, a pool without filtration or treatment turns green within days, and an unwatered garden suffers quickly in summer.

Then there are the incidents you cannot see from afar: a small leak, a tripped breaker cutting off the fridge, a broken air-conditioning unit, a door not properly locked after a storm. The later a problem is found, the more it costs. Also check what your insurance policy says about prolonged vacancy.

What can our property management service take care of?

MY VILLA RISE offers a property management service designed for absent owners. Depending on the package agreed with you, it can cover:

  • Property checks: regular visits, airing, checks on water, electricity and equipment, photos sent after each visit.
  • Pool and garden upkeep: cleaning, water testing, monitoring of filtration equipment.
  • Letting: holiday or long-term, presenting the property, finding and selecting tenants, contracts.
  • Welcoming guests: key handover, check-in and check-out reports, guest arrival formalities.
  • Cleaning and linen between stays, through our concierge service.
  • Minor repairs: calling out tradespeople (plumber, electrician, air-conditioning technician…), once you have approved the quote.
  • Financial follow-up: rent collection, statements of expenses, invoices and receipts.

The exact scope of services is always set out in writing in the management agreement. For an overview of what we do (sales, lettings, pool maintenance, concierge, construction management), see our services page.

Holiday lets or long-term lets: which to choose?

Both are possible, and the choice depends mainly on you.

Holiday lets

They let you enjoy your villa whenever you wish and let it the rest of the time, mainly in summer and during European school holidays. On the other hand, they require substantial logistics: welcoming guests, cleaning, linen, the pool, quick replies to guests. They also come with obligations to check, which we cover in Letting your villa to holidaymakers in Tunisia: rules and obligations.

Long-term lets

They bring more stability and less turnover: a tenant lives in and looks after the house. In return, you can no longer use it for your holidays. Choosing the tenant, the contract and the inventory are then essential.

In both cases, we promise no income: rents depend on the property, its condition, its location, the season and demand. We give you an honest view of what can reasonably be expected from your villa.

How does the day-to-day relationship work from abroad?

Trust rests on simple rules set from the outset:

  1. A written agreement specifying the services, fees, terms for paying over rents and the length of the commitment.
  2. A named contact at the agency, reachable by phone, WhatsApp and email during opening hours.
  3. Regular reports with photos after visits and inventories.
  4. A spending threshold: above an amount you set, no work without your prior approval, except in an emergency to protect the property.
  5. Receipts for every expense and every rent collected.
  6. Clear key management: who holds a set, where, and for what purpose.

How much does property management cost?

We do not publish a single rate, because no two situations are the same: a villa let long-term does not involve the same work as a villa with a pool let by the week, or a house that is simply checked over the winter. Fees depend on the services chosen; they are presented to you in a quote and then written clearly into the agreement. Be wary of any offer that does not state what is included and what is charged as an extra.

Which obligations remain yours?

Delegating management does not relieve you of everything. Rental income from a property in Tunisia is taxable in Tunisia and must be declared annually; the applicable regime depends on how you let and should be reviewed with a chartered accountant. If you are tax resident in France, this income must also be declared in France (form 2047) under the France–Tunisia tax treaty: ask your tax office. Residents of other countries should check their own country's rules.

Also still your responsibility: insuring the property (adapted if you let it), complying with any co-ownership rules, and decisions on major works.

This information is general and dated November 2026; rules change, so have your own case checked by a Tunisian notary or lawyer.

How do you choose the right person or agency to manage your villa?

A few simple questions help you sort things out:

  • Do you have a physical address and a team on the island, reachable all year round?
  • Do you offer a written agreement with detailed services and fees?
  • How and how often are rents paid over to me? What receipts will I receive?
  • Who steps in for an emergency at the weekend or in peak season?
  • Who maintains the pool, and how often?

Our agency is on Route du Phare, next to Sidi Yati school, in Midoun. You can drop in on your next stay, or start by reading our guide to property management in Djerba. For pool upkeep, see also Pools in Djerba: building, maintaining and what drives the cost.

Frequently asked questions

Can I have my villa looked after without letting it?

Yes. The service can be limited to regular visits, pool and garden upkeep and coordinating repairs.

Can I still use my villa for my holidays?

Yes: with holiday lets, you block your dates in advance. With a long-term let, the home is occupied by the tenant.

What are your fees?

They depend on the services chosen: we present them in a quote and they are written into the management agreement.

How will I know what condition my villa is in?

Through reports with photos, by WhatsApp or email, and through the inventories carried out at each tenant's arrival and departure.

Who declares the rental income?

You do, as the owner. We provide the statements; have your returns prepared with a chartered accountant.
