In Djerba, a pool is almost part of the villa landscape: with hot summers and generous sunshine, it is a real comfort and an asset valued by holidaymakers and tenants alike. But before you start digging, it pays to understand what really makes up the cost of a pool, both to create and to run.

You will not find a "price per square metre" here: we do not publish one, because every project is different and a figure taken out of context is often misleading. Instead, we explain item by item what makes the bill vary, so you can read a quote with full knowledge.

Do you need permission to build a pool in Djerba?

Before any work, check with the municipality covering your plot: depending on the type of works and the property's situation, an authorisation or a declaration may be required, and siting rules (distance from boundaries, footprint) may apply. If you are adding a pool to an existing villa, also check consistency with the original building permit. In a co-ownership or residence, the approval required by the rules is essential.

This information is general and dated November 2026; rules change, so have your own case checked by a Tunisian notary or lawyer. For planning matters, the municipality remains your first point of contact.

Which items make up the cost of creating a pool?

A serious quote details each of the following items. If one is missing, ask: it may be charged separately.

Design and siting

Orientation to the sun, exposure to wind, distance from the house, access for machinery, location of the plant room, connections: these choices determine how pleasant the pool is to use and part of the cost.

Excavation

Digging, removing spoil, possibly rock breaking if the ground is hard, backfilling around the pool. Ground conditions and site access make this item vary a lot.

The structure: concrete or shell?

A reinforced-concrete pool built on site allows any shape and size, but takes longer and requires rigorous workmanship. A prefabricated shell is installed faster, with set shapes, and transport and handling costs to allow for. Either way, the quality of the foundations is decisive.

Waterproofing and finish

Render, membrane, liner, tiles or mosaic: the finish must ensure lasting waterproofing and withstand sun and treatment chemicals. Do not cut corners here, as a leak is rarely cheap to repair.

Filtration and hydraulics

Pump, filter, skimmers, return jets, main drain, pipework, possibly a salt chlorinator or automatic dosing. The filtration must be sized to the pool's volume.

The plant room

It houses the pump, filter, electrical panel and chemicals. It should be ventilated, protected from damp and accessible to adults only.

Child safety

Fence, safety cover, alarm or enclosure: we recommend suitable equipment in every case, especially if the villa is let to families. Plan it from the outset: it integrates better and costs less than adding it later.

Heating

Winters are mild in Djerba, but the water cools outside the summer season. A heat pump lets you extend swimming into spring and autumn; it means an outlay at installation and electricity consumption in use.

Surroundings and finishing touches

Coping, pool deck, lighting, outdoor shower, landscaping: these turn a basin into a genuine living space, and weigh on the final budget.

What does a pool cost to run once it is filled?

The budget does not stop at handover. Each year, allow for:

  • Water: the initial fill, then regular top-ups, as evaporation is high in summer. In southern Tunisia water is precious: find out how your plot can be supplied (mains or tanker), and consider a cover to limit evaporation.
  • Electricity: the filtration pump runs several hours a day in season, plus the heat pump and lighting.
  • Chemicals: chlorine or salt, pH adjusters, algaecides, cleaning products.
  • Weekly maintenance: skimming, brushing, vacuuming the floor, cleaning baskets and filter, testing and adjusting the water. With sand and wind, a neglected pool deteriorates very quickly.
  • Winterising: active (reduced filtration) or passive, depending on how the villa is used in winter.
  • Repairs: seals, pump, chlorinator, lighting… equipment wears, all the more so near the sea.

Why don't we give a price per square metre?

Because two pools of the same area can differ considerably in cost depending on the ground, structure, finish, filtration, heating, safety and surroundings. A price quoted without detail often hides missing items. The only serious answer is a quote drawn up after a site visit, itemised line by line, that you can compare with others.

How can our construction management service help?

MY VILLA RISE offers a construction management service: we oversee your villa or renovation project on your behalf, which is particularly useful if you live abroad. For a pool, whether as part of a new villa or a refurbishment or renovation, we can:

  • review your project with you and have it priced on a quote basis;
  • help you compare quotes item by item;
  • follow progress on site and send you photos;
  • remind you of the checks to make with the municipality.

Once the pool is filled, our pool maintenance service can take over, on its own or as part of our services for absent owners. If your villa is let, also read Letting your villa to holidaymakers in Tunisia: rules and obligations, and if you live far away, Owner abroad: having your Djerba villa managed.
