Long-term rental in Djerba: finding a home and preparing your application

Whether you are moving to Djerba for work, retirement or a sabbatical year, a long-term rental takes a little preparation. Here are the steps, as we follow them at the agency.

1. Define your search

• The area: Midoun and its neighbourhoods (Tezdaine, Aghir, Sidi Yati…), Houmt Souk or another village on the island. Think about daily journeys: work, schools, shops.
• The type of home: apartment, house, houch or villa, with or without a pool, furnished or unfurnished.
• The size: number of bedrooms and bathrooms, outdoor space, parking.
• Your monthly budget and preferred move-in date.

2. Prepare your file

Before any signature, the agency checks the identity and situation of applicants. Prepare an ID document and proof of your situation (work, income or guarantees). A complete, clear file allows a faster answer to the owner.

3. View the property

The reception team organises viewings according to property availability. If you are still abroad, ask for photos and videos and how a remote viewing can be arranged. During the viewing, check the general condition, hot water, air conditioning and heating, windows and damp, and ask what the rent includes.

4. Sign a clear lease and do the inventory

Each party’s rights and obligations (duration, rent, deposit, charges, upkeep) are written in the lease before you move in. An inventory with photos is carried out at move-in and move-out: it protects both tenant and owner.

5. During the tenancy

When the property is managed by the agency, you have a single contact for practical questions and repairs. Report any breakdown quickly: the agency arranges the repair, with the owner’s agreement when needed.
